The purpose of quieting title is to establish clear title against adverse claims to real property or any interest in the real property. Adverse claims can include boundary disputes, discrepancies or errors on a deed, easement disputes, adverse possession claims, and claims by lien-holders.

Accordingly, a quiet title action serves to establish that the individual or entity that claims title to all or a portion of specific real property is superior to any known adverse interest. Generally, a quiet title action is filed in the county where the real property is physically located. After the action is filed, the Court then has the power to make a determination on the issue of title.
